When Sachin arrived at Bhubaneswar in accordance with his annual calendar, all his family and friends were equally happy. What left me most impressed was his meticulous approach and his clarity of thought. It was very apparent during his recent visit in December 2015.He knew he had to play a game of real estate and, therefore, he had studied the same. He followed the few steps in a planned manner to execute his decision of buying a ready to move duplex in Bhubaneswar.

Firstly, he preferred comprehensive research. It was the first obvious thing which Sachin did, a thorough online research for his requirement. In addition to enquiring about the builders’ reputation through back links, he also fetched information regarding locality price indices, the city’s infrastructure project announcements, the city master-plan etc. He also participated in a few authentic online forums for real estate discussions and found those quite helpful.

A picture is worth a thousand words is definitely true. Keeping that in mind the modern websites are emphasising to display the original pictures of the project. This is surely helpful. However, certain important information like construction quality, the approach road to the project, the sorrounding environment can be truly accessed only once you check it out for yourselves, relatives and friends might as well do the job. Sachin quite aware of the worth of each penny earned preferred to do it on his own.

After having selected the finalists the 2-3 equally good projects the real test came when one had to finalised. Surprisingly one among the final list was a ready apartment in Bhubaneswar as he was overwhelmed with the amenities of that housing project. After the shortlisting was over, checking if the project has been approved by the good banks is quite essential and Sachin definitely ensured the same. It is better to go ahead with a project which holds approval from more than a couple of leading banks.

Scrutiny of documents is mandatory. Over and above the bank approval all the builders’ paper should be examined by the experts to check if the necessary approvals have been acquired by the developer. For example, license issued by Town Planning Department, plan approval, NOC from various departments etc. Our sincere guy took care of all this getting the verification done through a lawyer. In fact, the builder buyer agreement was also reviewed by the lawyer in his case.

It might sound fussy but it is not. When a big chunk of hard-earned money is involved this much is absolutely mandatory whether you are a resident or an NRI like my friend Sachin.
